Why Fire Doors Need Regular Maintenance

A fire door only performs to its rated FRL if every part of the door set — leaf, frame, hinges, seals, closer and hardware — still works the way it did the day it was certified. Ordinary building use wears all of this down over time: hinges sag under repeated use, door closers gradually lose their adjustment and stop pulling the leaf fully shut, and intumescent or smoke seals get damaged, painted over, or peeled away during unrelated maintenance work. None of these faults are obvious from a quick glance, which is why routine, scheduled maintenance matters as much as the original installation.

AS1851 sets the servicing benchmark for most buildings at a minimum of an annual inspection, though many facilities operate on a six-monthly schedule depending on building class and occupancy. Any door that has been involved in an impact, a forced entry, or nearby renovation work should be reassessed immediately rather than waiting for its next scheduled service — damage to a fire door set is a compliance issue from the moment it happens, not from the moment it's noticed.

Common Fire Door Faults We Repair
